With yards large enough for family softball games - and he's had several of them - builder David Campbell knew Skimino Landing Estates, located near the York River and Camp Perry, was the right place to build his own family's custom home.
"The lots here are all 2 plus acres, and I like that," said David, co-owner of York County's Tabb Homes Inc. "I didn't want to be crammed into my neighbors next door. The yard here is big enough for my two Sheltie sheep dogs to run, and my son-in-law to practice his golf swings."
David's vision for his Skimino Landing home was a generously sized ranch with the upscale amenities that are a signature in the Skimino Landing community. "I wanted a really good floor plan, a large family room, a very nice kitchen and baths, and great closets," said David. "I also wanted a lot of light."
David included all of those must-haves in his 3,300 square foot home, which includes three bedrooms plus an above-garage "bonus" suite with full bath that is accessed via a hallway near the kitchen. With three additional full baths, and an open concept kitchen/family room, the home has ample space for even a large family. The two-car garage is also generously sized, with enough room for two vehicles plus David's tools.
David enjoys living in the communities he helps to build. Between 1998 and 2006, he constructed 77 homes in The Greenlands, and lived in one of them for several years. He has also built a half-dozen other custom and semi-custom homes in Skimino Landing, where he has lived with his wife since 2009.
"I'm not afraid to live where my customers are," David noted. "I pay attention to details. You don't see wavy lines or gaps in my drywall. Miter joints are all tight, painting is professionally done. A discerning person would see that everything looks right."
David's attention to detail is evident starting with his six-panel entry door framed with a transom and side lights. The foyer - open to a formal living room on one side and formal dining room on the other-- features chair railing, crown moldings, and wainscoting that pop against the home's oak floors. "The house has extensive molding," David pointed out. "The dining room has five-member crown molding along with the wainscoting and chair railing." The home's five-inch beaded base trim, as well as trims around the doors and windows, have a Williamsburg styling. Other design details include 9-foot ceilings, French doors, and a tray ceiling in the approximately 20' x 15' master bedroom.
In addition to the elegant formal dining room, the house has informal dining space in the kitchen, which features cherry cabinets, granite countertops, and a gracefully arched window above the sink that floods the room with natural light. "The kitchen is laid out really well; there's a bar to sit and talk to quests while I'm cooking," said David. "I like to cook; I'm the big Thanksgiving cook. I make a mean southern biscuit."
David also has eat-in space in the open kitchen/family room; a table is placed near double glass doors to a deck, for expansive views of the back yard's greenery. The family room has a cathedral ceiling and a traditionally styled fireplace. A trio of large, arched windows sits high above the fireplace, to create a striking focal point, as well as add to the room's light-filled character.
David, who has been a builder for 24 years, said his goal "is to build what people want." But, he added, those wants change with the times. "For example, in the 1990s whirlpool tubs were a must, but not so today. Now there's more emphasis on walk-in showers." In his own master bath, David remained true to his mission to build what people want: "My wife likes an oversized whirlpool tub, so I included one," David said. "But the bathroom also has a walk-in shower with two shower heads, and a double vanity with plenty of storage." Another personalized extra: The ceiling ventilation fan is also a heater, blowing warm air into the bathroom to keep it toasty.
Ample storage was one of David's essentials, met not only with large closets--his master bedroom has a large walk-in-but also with easily accessible attic storage space. From the bonus room above the garage, it is just three steps to the walk-up attic, making it easy to carry items in and out.
David built his home in Skimino Landing not only for its 2.85-acre yard and the custom home he was able to build there, but also for the community's accessibility to the York River. Residents have small boat access to the river via a creek, where the HOA maintains a boat ramp and boardwalk. Although David is not among the residents who boat from the neighborhood, he and his grandchildren enjoy walking the boardwalk along the water. "They can see fish sometimes, sometimes cranes or deer," he said. The HOA, which charges dues of $25/month, also maintains picnic tables there.
The fact Skimino Landing has a mix of ages and backgrounds is another draw for David. "The last home I built here [in Skimino] was for a family with seven kids, and another was for a Hampton dentist. Some of my neighbors are retired officers or work at Camp Perry."
"We're five miles from everything -- Walmart, banks, shopping," David added. "When I lived in southern York County, I was closer to things but it took longer to get there because of the traffic. Here there isn't traffic, so I can usually make the five miles in less than 10 minutes."
David and his wife are moving on, and have listed their custom family home at 102 Theresas Way for $500,000 through "Mr Williamsburg" John Womeldorf and Aisha Perez local realtors with Liz Moore and Associates in Williamsburg and Newport News Virginia.
